Avoiding Excessive Multiple Visits

“One, two, or even three visits are typically acceptable prior to making an offer,” Ameer says. “If you must return more than that, make sure this is a home you are seriously considering.”

All those visits are not only an inconvenience, but they could also make a seller extremely anxious, especially if a buyer comes to the house five times and is never heard from again. Remember, you will have inspections and access to the home again, so don’t waste a seller’s time with too many visits.

We celebrated our little babe’s 2nd birthday this month and I seriously can’t believe how quickly two whole years have flown by, yet it’s so hard to remember life before her. We had a large, kind of fussy birthday party for Elle last year, and although it was amazing, we decided to keep things simple this year with a small celebration at home.

Since she’s all about farm animals and barns right now, we opted for cute, farm themed invitations and decor from Minted along with loads of helium balloons. And since I am most definitely not a cake or cookie decorator, I ordered both of those items from a local bakery and they turned out every bit as amazing as I had hoped.

Although I love to cook, bake, and host friends and family, I didn’t want to be stuck in the kitchen stressing over food and a sink full of dishes during Elle’s party. Ain’t no one got time that when there’a little babe turning 2! Instead of stressing, we had small spread of food catered in from Famous Dave’s and it was just perfect. Everything was set up buffet style on our island and it was pretty delicious, so I’m definitely happy we went that route.

Birthday Marshmallow Cereal Treats are over-the-top in the best way possible! Gooey marshmallows, buttercream frosting and loads of sprinkles!

Elle’s party was not on her actual birthday, so we had a tiny celebration at home complete with Oreo Cheesecake and these adorable Birthday Marshmallow Cereal Treats. I was going for bakery-style when I whipped these up and I think I achieved just that!

Sure they may be a little over-the-top since they’re pretty huge, loaded with marshmallows and sprinkles, and topped with vanilla buttercream, but that’s what birthdays are all about. Right?

Birthday Marshmallow Cereal Treats

Yield: 9 large bars

Prep Time: 15 minutes

Ingredients:

  • 6 tablespoons unsalted butter
  • 2 10.5-ounce packages Campfire® Mini-Marshmallows, divided use
  • 9 cups crisped rice cereal
  • 1/3 cup sprinkles

For the Buttercream

  • 1/2 cup unsalted butter, room temperature
  • 1 1/2 cups powdered sugar, sifted
  • 1 1/2 teaspoons pure vanilla extract
  • 1-3 teaspoons milk

Directions:

  1. Line a 9 x 9-inch baking pan with parchment paper or foil and spray with nonstick cooking spray.
  2. In large pan melt butter over low heat. Set aside 1 1/2 cups marshmallows. Add the rest of the marshmallows to the pan and stir until completely melted.
  3. Gradually add crisped rice cereal; stirring until well coated. Fold in 1 1/2 cups marshmallows and sprinkles until thoroughly incorporated.
  4. Using a buttered spatula or clean hands to firmly press the mixture into the prepared pan. Cool completely.

For the Buttercream

  1. In the bowl of a stand mixer fitted with the paddle attachment, or in a large bowl with an electric mixer, beat butter on medium-high speed for about 5 minutes.
  2. With the mixer on low speed, slowly add in powdered sugar, and continue beating until well blended.
  3. Add in vanilla, and 1 teaspoon of milk. Mix on low speed until incorporated.
  4. Beat at high speed until frosting is smooth and fluffy; about 4-5 more minutes. If your frosting is too thick, gradually add a little more milk, 1 teaspoon at a time until you reach the desired consistency.
  5. Spread or pipe frosting onto cooled marshmallow cereal treats and top with festive sprinkles.

Notes:

  • I cut these Birthday Marshmallow Cereal Treats into 9 large pieces. I then piped the buttercream in a zig-zag pattern using a Wilton 2a piping tip.
  • If you want the bars to be thinner, I'd suggest using a 9 x 13-inch pan instead of a 9 x 9-inch pan.

Eat, Love, Sandals Culinary Conference in Jamaica

Last year I teamed up with my dear friend, Kristan from Confessions of a Cookbook Queen to organize a small culinary conference and I’m sharing our trip with you today.

So let me tell the truth – Kristan and I had very little experience with organizing events, unless you count toddler birthday parties and family potlucks as experience. There were several moments over last year where I thought maybe we’d mutually gone insane. But after a year of planning and much help from the team at Sandals, I think we pulled it off. We wanted to create a gathering of a group of talented, driven women in a relaxing atmosphere to create an open dialogue that would allow us to learn from each other.

I make no secret of the fact that I have anxiety – especially in big crowds. I’ve attended food blogging conferences before, but I never get as much out of them as I’d like to, because I become overwhelmed very quickly, and have to retreat for some downtime. Kristan and I wondered, what if we created a retreat where downtime was one of the main goals? Could we get as much out of it?

Creating Outdoor Living Spaces

We have worked with a few clients over the years that needed to have a larger living space but didn’t have the land or the budget to build a 5,000 square foot custom log home. We recommended that they consider building a home to the maximum size that they could and then adding outdoor living areas to create additional living space.

Even if you don’t live in a warmer climate like California, your outdoor living areas can be designed to complement the weather with fireplaces, overhangs and heaters.

Outdoor Kitchen and BBQ Area

Creating a large cooking area outside can free up a lot of space in your home. We have built some beautiful outdoor cooking areas perfect for barbecuing or everyday cooking.

A simple and cost-effective way to gain more space is to build large decks and overhang areas. Include a double-sided fireplace and you can make any deck livable anytime of the year.

One of the recent projects we completed included the installation of two living roofs. This not only added living space but also helped with insulation and water runoff from the home. There are some design elements that need to be taken into consideration when building a living roof. Water pooling can eventually cause rot and water damage, but done right a living roof can be a great way to increase livable space.

Brain on Fire: My Month of Madness by Susannah Cahalan

Brain on Fire is a pretty intense dive into Susannah Cahalan's personal trip to hell and back.  Sometimes it was hard to believe what I was reading was non-fiction and not just a really good medical thriller.  

Susannah was a healthy 24 year old, living in New York City in a tiny apartment, dating a great guy, and working as a journalist at the New York Post.  It was Spring, 2009 when Susannah started to feel a bit odd.  A bad headache, difficulty concentrating at work, and the concern of parents and friends sent her to doctors.  Diagnoses ranging from mono, to "being too stressed to live on her own", to yes, even schizophrenia kept coming.  All blood tests, MRI's, and other tests all kept coming back normal.  And Susannah's health kept deteriorating...

Needless to say, this book is about Susannah's journey into a mysterious illness that had only been discovered in 2007, two years before she somehow fell victim to it. The clock was ticking--would Susannah's doctors find a cure before it was too late?  

This all takes place over a month, and it's pretty intense. In order to write about her experience, Susannah spent time reading her father's journal, going over doctor reports and notes, and piecing together her lost month, when everyone thought she was going mad.  She doesn't remember much of it at all, just a few flashes of moments that continue to haunt her today.  This is a book about parents who did not give up on their child, and insisted on finding the cause of her illness.  It is the story of a woman who fights her way back from literally the brink of death.  It is about the journey after the illness, back to the real Susannah.  Could the real Susannah be found? 

I'm leaving out a lot on this review, because I want you to read this book.  It's a thriller, a medical mystery, and most importantly, a story of overcoming the odds, and simply being lucky and in the right place in the right time.

There are plenty of tv interviews and clips of Susannah on YouTube that you can check out if you'd like to hear her story.  

Available in paperback, audio, and e-book.

Rating:  7/10 for medical thriller that is all the more chilling because it is real.

Okay, guys – I’m branching into fried food territory and I might be just a tad obsessed. Let me start by saying that frying things has never been my thing. And if I’m being honest, frying up foods like fries and chicken kind of scared me a bit. Since I’ve never owned a proper deep fryer, I’ve always just fried food on my stovetop in a large Dutch oven and that was a rarity. Because let’s be real – splattering 350+ degree oil is both messy and mildly terrifying.

My dad and I got into a frying discussion just before Christmas and Eric overheard me tell him that I’ve never owned a deep fryer. You know exactly where this story is headed, right? Yep, Santa left a shiny new deep fryer under the Christmas tree complete with a giant bottle of peanut oil and oil funnel with a handy strainer. I mean, there was really no excuse not to get a fryin’, right?

3 Common Causes of False Alarms

There are different causes of false alarms. In this post we’ll discuss 3 of the most common causes of false alarms, including:  corrosion and damage to wiring, power problems, and outdated or old equipment.

Corrosion and Damage to Wiring

Certain areas are especially prone to corrosion. These will generally be in coastal areas, but may also include certain industrial areas.

– Look for damp patches on walls, doors, windows and their frames, near showers, kitchens and sculleries.

– Corrosion causes increased resistance on circuit wires and will be most obvious on circuits with perimeter detection devices (vibration detectors, magnetic contacts, foil, tension switches, etc.), but will also have a substantial affect on electronic devices.

– Damage to wiring may be caused by virtually anything. Visually check wires or detectors near doors and windows, in passageways and high traffic areas or where boxes and goods are stacked against walls, etc. Rats love the PVC covering on wires and will generally attack cables in ceiling spaces, cupboards and other out-of-the-way places. Power problems

Your alarm system will warn you when the system batteries become weak. Changing the system batteries on a regular basis can help prevent a false alarm. You’ll be happy to know that many wireless home security systems are outfitted with batteries that can last up to five years.  Source: Safewise

Outdated or Old Equipment

If it’s been awhile since your security system was installed and you’re experiencing a lot of false alarms, your equipment may need to be replaced. Here are just 2 types of older security equipment that can cause false alarms.

  • Non-supervised wireless devices
    Everything we use today, the panel checks in with the device every 24 hours so that the panel knows everything is working well. Old devices don’t communicate with the panel and can’t send signal
  • Old ionization smoke detector
    Ionization is an old smoke detector technology that’s not as reliable as newer photoelectric detectors and more susceptible to false alarms. Yet this type of detector is common in homes that were built 12-15 years ago (they were built with them installed.)
  • Outdated glass-break sensors
    Acoustic glass-break sensors listen for the sound of breaking glass. However, that also leaves them susceptible to false alarms from other sounds of glass breaking (like dropping a dish or watching a loud movie with crashing noises).
  • Newer dual-tech glass break sensorscombine acoustic and shock-sensing technology so the sensor only goes off if the window actually breaks.

The 70 year history of the Hemi

There’s something about the HEMI name that simply and effectively gets across the concept of proper engineering and quality. Maybe this is because they have been such a staple member of the industry and maybe it’s because with every subsequent model released the team behind the HEMI engine manage to raise the bar.

Step back with us for a moment and discover the interesting story that led to the creation of one of the world’s best-recognized combustion engines.

With a bit of a leap we find ourselves in the 1940s, a time when the world was a much more chaotic and conflicted place with wars spreading across the landscapes came an innovative rush that has continued to influence the way we live today.

It was here that the Chrysler Corporation found itself exploring and developing a V-8 that, even today, is regarded as a legendary step towards more effective combustion engine engineering. In a period known as the “horsepower wars” that took off in the 1950s, Chrysler turned a proverbial key and ignited a fierce competition with adversaries General Motors and the Ford Motor Company – continuously betting on the ingenuity within their research and development centres in a feud that continued well into the 1970s.

Now, the notion behind the HEMI, a word abbreviated from the mouthful that is: a hemispherical cylinder head – often also called a hemi-head – which offered an incredibly efficient combustion chamber along with a great surface-to-volume ratio. With minimal loss of heat to the head, Chrysler is recognized for its historic development practice that saw significant changes from the military-use HEMI in favour of a commercial model for use in automobiles.

Feel like you missed a beat there? Well, let’s step back there for a second and mention that, yes, the HEMI that many know and love started off as an experimental hemispherical engine for the Republic P-47 Thunderbolt fighter aircraft. This inverted V16 went through a number of successful trials and in 1945 research concluded that upgrading the model would not be particularly difficult – that said, the XIV-2220 engine, as it was known, did not go into production.

In a similar vein, a HEMI engine was developed in a joint effort between Chrysler and Continental for use in the M47 Patton tank which was notable thanks to an air-cooled feature somewhat new to the period.
This turned out into a valuable learning experience for the Chrysler Corporation, however, and they were able to redesign the model into a two-valve hemi combustion engine.

The HEMI engine was originally marketed with the name FirePower, a term that continued to be used for years, and in 1950 the first models were released showcasing a displacement of 331 cubic inches (5.4-litres) and offering an impressive 180 bhp. FirePower engines, in this manner, became popular, with every Chrysler division having their own version of the engine with proprietary features and nearly no parts that overlapped.

Chrysler and Imperial, as we’ve pointed to already, called their engine the FirePower, while DeSoto referred to theirs as the FireDome – Dodge called their model the Red Ram, with Plymouth being the exception and the only division that would go on without a hemispherical engine until 1964 in the form of the well-respected 426 model.

The first generation that actually called the HEMI by its modern name and can be identified by their rear-mouthed distributor and spark plugs that line up in a row in the centre of the wide-valve covers.

1955 Chrysler C-300

What we find is a legacy that began with the 331 “FirePower” engine – which continued production from 1951, on the Chrysler New Yorker, Imperial, Saratoga and continued through to the 1955 Chrysler C-300. Interestingly, Chrysler also developed an air raid siren using the same engine, which, some have reported is the loudest sired ever made.

The 331 was followed-up by the 392 – released in 1957, this raised-deck engine was offered on the Chrysler New Yorker, Imperial, 300C, and 300D – along with being used for drag racing through to the 1970s, more than a decade after the production had officially stopped on commercial vehicles.

DeSoto’s “FireDome” engine was available as a 276, 291, 330, 341, and 345 while the Dodge “Red Ram” chain – the 241, 270, 315, and 325 was offered liberally on a number of models throughout the ‘50s.

Then came a long lull in production with a revival in 1964 – the first engine to officially be referred to as the HEMI. This 7.0-litre engine was appropriately called the “Elephant engine” due to its high power and impressive design – as a V8 the 426 cubic inch creation went on to spark a whole new series to follow it – completing its own life cycle in 1971.

A secondary lapse followed the Elephant engine, but in the early 2000s Chrysler once again revived the HEMI – introducing such models as the 5.7-litre for the Dodge 1500, 2500, and 3500 eventually making it available on many other makes such as the Dodge Durango, Chrysler 300C, Dodge Magnum R/T, Jeep Grand Cherokee, and many more.

Alongside the 5.7-litre, you’ll want to note that there are a number of other modern HEMI engines available including the, briefly, the 6.1-litre and the all-new 6.2-litre Supercharged HEMI Hellcat that offers vehicles such as the Charger and Challenger an insane 707 horsepower.

Finally, in commercial products we have the 6.4-litre HEMI Apache – a truly remarkable engine offered on across many of the Chrysler nameplates. Learn more about the HEMI today at Vernon Dodge!
